19971209 r-97-52RESOLUTION NO. 1997- R-97-52 RESOLUTION TO APPROVE THE REQUEST OF LASALLE PARTNERS, BY GREGORY WHITE, GENERAL MANAGER, FOR A SPECIAL EXCEPTION TO CHAPTER 26 OF THE CITY CODE ON THE PREMISES KNOWN AS 3801-3835 PICKETT ROAD, AND MORE PARTICULARLY DESCRIBED AS TAX MAP PARCELS 58-1-((2))-32 AND 33. WHEREAS, LaSalle Partners has submitted Application No. SE-211-97-1 requesting a Special Exception to the City Code listed below: Section 26-39.4(b)(4) - to allow a reduction in required parking. WHEREAS, City Council has carefully considered the application, the recommendation of the staff and testimony received at the public hearing; and WHEREAS, City Council has determined that the proposed Special Exception is appropriate because the proposal meets the requisites established by City of Fairfax Code Section 26-39.7 and Section 26-103(c) for the following reasons: Will not result in increased traffic congestion or otherwise negatively impact existing traffic flow or pedestrian and vehicular safety; 2. Will not be contrary to the objectives specified in the Comprehensive Plan; 3. Is necessary to permit the reasonable use of the subject property; and 4. Will not adversely impact adjacent property or the surrounding area. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax on this 9th day of December, 1997, that Application No. SE-211-97-1 be and hereby is APPROVED with the following conditions: o All dumpsters shall be screened with board-on-board fencing no later than April 3, 1998. All debris shall be removed from the site immediately, and the property shall be regularly maintained to ensure that debris does not accumulate. The total parking reduction is approved for 69 parking spaces per the tabulation below: Units 3801 & 3803 - 14 parking spaces (motor vehicle machine shop) Units 3805, 3807, 3809 & 3831 - 16 parking spaces (wholesaler) Units 3811 & 3835 - 18 parking spaces (motor vehicle repair) Unit 3833 - 4 parking spaces (wholesale/warehouse) Unit 3829 - 5 parking spaces (retail/service) Unit 3827 - 8 interior parking spaces (motor vehicle repair) Unit 3825 - 8 parking spaces (proposed motor vehicle repair expansion) All vehicles shall properly display all current and necessary licenses and decals. Illll R-97-52 -2 No cars associated with the any use on this site (cars awaiting repair, with completed repairs, or cars owned by employees or businesses on this site) shall be parked on any adjacent property without the written consent of the adjacent property owner and approval by the Zoning Administrator.
