19930713 r-93-31RESOLUTION NO. R-93-31 A RESOLUTION TO APPROVE THE REQUEST OF GREATER PENTECOSTAL TEMPLE BIBLE WAY WORLD WIDE CHURCH, BY BISHOP JOHN L. ALLEN, SR., PASTOR AND TRUSTEE, FOR A SPECIAL EXCEPTION TO ALLOW A SIGN TO BE CLOSER THAN THE REQUIRED 20 FEET FROM THE FRONT AND SIDE PROPERTY LINES, ON THE PREMISES KNOWN AS 4340 CHAIN BRIDGE ROAD WHEREAS, the Greater Pentecostal Temple Bible Way World Wide Church, by Bishop John L. Allen, Sr., Pastor and Trustee, has submitted application No. SE-113-93-1 requesting a special exception to the City Code Section 26-43(a) (3) and (8) in order to allow a sign to be closer than the required 20 feet from the front and side property lines (approximately five feet); WHEREAS, City Council has determined that the proposed Special Exception is appropriate because the proposal meets the requisites established by City of Fairfax Code Sections 26-48 and 26-103 for the following reasons: The request is consistent with the purpose of the Sign Ordinance and goal of the Comprehensive Plan to provide for adequate but not excessive signage. Existing fence screening would obscure a sign meeting the required 20-foot setback. The proposal will produce no negative impacts to pedestrian or vehicular traffic safety. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax on this 13th day of July, 1993, that application No. SE-113-93-1 be and hereby is approved, with the following conditions: The sign be designed to look like a monument style sign with a skirt or base to screen the sign posts; The sign height be no more than six feet. The total sign area on the Church property not exceed the allowed 24 square feet (excluding on-site directional or temporary signs). The ground-mounted sign be set back no less than approximately five feet from the front and south side property lines. Adopted this 13th day of July , 1993. ATTEST: ~y -~lerk
