19930914 r-93-38RESOLUTION NO. 1993- R-93-38 WHEREAS, Stanley-Martin Bailiwick Limited Partnership, has submitted application No. SE-121-93-1 requesting a Special Exception to City Code Sections 26-43(a)(3), 26-43(a)(8), 26-44(a) and 26-44 Table I to permit a ground mounted sign less than the required 20 feet from any property line, at the Chancery Square site at 4166, 4200, 4210, 4230 and 4236 Chain Bridge Road; WHEREAS, City Council has determined that the proposed Special Exception is appropriate and meets the requisites established by City of Fairfax Code Sections 26-48 and 26-103(c), for the following reasons: 1. The proposed sign in the requested location will not interfere with traffic safety 2. In order to achieve visibility of the identification sign at the requested location (on Chain Bridge Road near the Armstrong Street intersection), it must be placed parallel to Chain Bridge Road. 3. Because the masonry entrance wall and landscaping features are permitted less than 20 feet from the property lines, the mass is already permitted on the frontage at that location. 2. The proposal, by incorporating signage into a land/hardscape feature, is consistent with the sign ordinance to limit and consolidate signage and with the Community Appearance chapter of the Comprehensive Plan. 5. Granting the requested Special Exception will not produce any negative impacts on the community. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax on this 14th day of September, 1993, that application No. SE 121-93-1 be and hereby is APPROVED and ADOPTED this 14th day of September, 1993.
