R-92-9 RESOLUTION TO APPROVE THE REQUEST OF FAIRFAX HOTEL, INC., FOR A SPECIAL EXCEPTION FOR A FREE-STANDING SIGN AT 3535 CHAIN BRIDGE ROAD WHEREAS, Fairfax Hotel, Inc., by George A. Snell, pres- ident, has submitted application No. SE-93A-92-1 requesting special exceptions to the city Code listed below: Section 26-43(a)(3) and 8 - To permit a free-standing sign to be less than the required 20 feet from the right-of-way; and Section 26-44(b)(2) (c)l - To permit a free-standing sign style.other than the permitted ground-mounted style; more than the allowed 50 square feet maximum free-standing sign area; a free-standing sign height greater than the allowed six-foot maximum; and to permit more than the one allowed free-standing sign. WHEREAS, City Council has determined that the proposed special exceptions are appropriate because the proposal meets the requisites established by City of Fairfax Code Section 26-48 and 26-103(c) for the following reasons: The subject property has a unique burden due to the heavily landscaped right-of-way between the hotel property and Chain Bridge Road. Approval of the requested special exceptions will not create negative impacts to adjacent properties or existing traffic patterns. Granting the special exceptions is not inconsistent with the Comprehensive Plan or the Sign Ordinance except that the additional sign area devoted to changeable copy does not seem warranted. NOW, THEREFORE, BE IT RESOLVED by the city Council of the City of Fairfax on this 12th day of May, 1992, that application No. SE-93A-92-1 be and hereby is approved with the following conditions: The maximum sign area (including the changeable copy sign board) be fifty square feet. 2. The smaller existing sign be removed. 3. The 26 square foot pylon sign be removed. MAYOR ATTEST: cit Cl k
