A RESOLUTION TO APPROVE THE REQUEST OF FAIRFAX CHRISTIAN CHURCH
MAURICE R. LEE, TRUSTEE, FOR SPECIAL EXCEPTION FROM SPECIFIED
PROVISIONS OF CHAPTER 26 OF THE CODE OF THE CITY OF FAIRFAX,
VIRGINIA, FOR PROPERTY LOCATED AT 10185 MAIN STREET AND MORE
PARTICULARLY DESCRIBED AS TAX MAP 57-4-((9)) LOTS 1, 35 AND 36
WHEREAS, Fairfax Christian Church has submitted application
No. SE-54-89-1 requesting a special exception to the City Code
listed below:
Section 26-39.2(e)(2): To allow two parking areas to
encroach four feet into the required 12-foot landscaped
side and rear yards.
WHEREAS, City Council has determined that the proposed
special exception is appropriate because the proposed develop-
ment meets the requisites established by Fairfax City Code
Section 26-39.7(c) for the following reasons:
a. Will not result in increased traffic congestion or
otherwise negatively impact existing traffic flow or
pedestrian or vehicular safety; and
b. Will not be contrary to the objectives specified in
the Comprehensive Plan; and
c. Will permit the reasonable use of the subject
property; and
d. Will not adversely impact adjacent property or the
surrounding areas.
NOW, THEREFORE, BE IT RESOLVED by the city Council of the
city of Fairfax, Virginia, on this day of
.., 1989, that application No. SE-54-89-1 be and hereby is
APPROVED, subject to the following conditions:
1. A site plan be submitted that meets the requirements
of the site plan ordinance.
2. The 25-foot front yard be landscaped in accordance
with the Community Appearance Plan.
3. Stormwater management facilities (detention struc-
tures) be provided as needed to protect adjacent
properties.
4. The site plan be designed so that storm water run off
from the subject site toward Roberts Road properties
will be reduced through this project.
5. The Walters Court cul-de-sac be landscaped with infill
plant materials and the existing vegetation be
maintained more frequently to reflect a better
residential appearance.
