19870428 r-87-12RESOLUTION NO. R-87-12 A RESOLUTION TO APPROVE THE REQUEST OF RONALD W. TYDINGS AND KENNON W. BRYAN FOR SPECIAL EXCEPTIONS FROM THE PROVISIONS OF ARTICLE II, DIVISION 6, AND ARTICLE XIII, OF CHAPTER 26 OF THE CODE OF THE CITY OF FAIRFAX FOR PROPERTY LOCATED AT 4117 CHAIN BRIDGE ROAD AND MORE PARTICULARLY DESCRIBED AS TAX MAP 57-4-((2))-0041, 0041A AND 0041B. WHEREAS, Ronald W. Tydings and Kennon W. Bryan have submitted Application No. SE-15-87-1 requesting the Special Exceptions to the City Code listed below: 0 Section 26-39.2-(e)-(2). To permit a two-foot perimeter landscape strip along the driveway adjacent to the north property line. Section 26-168-(c)-(2a). To permit the north side yard to be two feet in width. 0 0 Section 26-168-(c)-(2b). To permit the south side yard to be 7.7 feet adjacent to the proposed parking structure. Section 26-168-(c)-(2b). To permit the south side yard to be 15.2 feet adjacent to the proposed building. 0 Section 26-168-(e)-(2). To permit a FAR of .603 for the proposed build- ing. WHEREAS, City Council has carefully considered the application, the recom- mendation of the staff, and testimony received at the public hearing; and, WHEREAS, City Council has determined that the proposed special exceptions are appropriate because the proposed development does meet the requisites established by Fairfax City Code Section 26-168f for the following reasons: The size, bulk, and scale of the proposal are compatible with adjacent office buildings and will not have an adverse effect on nearby residential areas. 2. The proposal will not create unreasonably heavy traffic congestion on Chain Bridge Road. 3. The proposal is consistent with the objectives of the Comprehensive Plan. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax on this 28th day of April, 1987, that application No. SE-15-87-1 be and hereby is approved. ATTEST: [-'City Cl~rk
