19870707 r-87-32RESOLUTION NO. R-87-32 A RESOLUTION TO APPROVE THE REQUEST OF REINES, R.V. CENTER, INC., FOR SPECIAL EXCEPTIONS FROM THE PROVISIONS OF ARTICLE II, DIVISION 6 AND ARTICLE XIII, OF CHAPTER 26 OF THE CODE OF THE CITY OF FAIRFAX FOR PROPERTY LOCATED AT 9711 LEE HIGHWAY AND MORE PARTICULARLY DESCRIBED AS TAX MAP 48-3-((8))-5A. WHEREAS, Reines R.V. Center, Inc. has submitted application No. SE-16-87-1 requesting the Special Exceptions to the City Code listed below: 1. Section 26-173(c)(1). To permit an existing parking area in the 25-foot front yard. e Section 26-173(c)(2). To permit a side yard of 3.9 feet for the existing building. e e Section 26-39.2(e)(2). To permit an existing off street parking area with- out the required five-foot perimeter landscaped strip. Section 26-173(d). To permit a commercial site with 4 percent landscaped open space. WHEREAS, City Council has carefully considered the application, the recom- mendation of the staff and testimony received at the public hearing; and WHEREAS, City Council has determined that the proposed Special Exceptions are appropriate because the proposed development meets the requisites established by Fairfax City Code Section 26-173(f)(2) for the following reasons: The project will result in a greater amount of open green space, thus satisfying the objectives of the Comprehensive Plan. WHEREAS, City Council has determined that the proposed Special Exceptions are appropriate because the proposed development meets the requisites established by Fairfax City Code Section 26-39.7(c) for the following reasons: The project will not adversely impact adjacent property or the surrounding area. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax on this 7th day of July ,1987, that application No. SE-16-87-1 be and hereby is approved. Adopted: July 7, 1987 ATTEST:
