RESOLUTION TO APPROVE THE REQUEST OF THE CITY IF FAIRFAX,
APPLICANT, FOR A SPECIAL EXCEPTION �CHAPTER NG LOT PERIMETER
CODE TO MODIFY LANDSCAPE SCREENING AS 3800 REQUIREMENTS ON THE PREMISES

WHEREAS, The City of Fairfax, has submitted Application No. SE-12050015 dscape

WHEREAS, City Council has carefully

recommendation of the staff and testimony received
WHEREAS, City Council has determined that the proposed Special Exception
request is appropriate because the proposal meets the requisites stablished by the City of
Fairfax Code Sections 110-366 and 110-263 for the following reasons:
1. The request is consistent with the comprehensive plan (or the community
appearance plan);
2. The request is necessary to permit the reasonable use of the subject
property;
3. The request represents relief of extraordinary circumstances;
4. The requested changes would not significantly impact the surrounding
area;
5. The requested changes would not have an adverse impact on the safety
and welfare of residents living in the area;
6. The requested improvements would not result in inadequate on-site
amenity or condition; and purpose and intent of the
7. The request is in harmony with the general pure
applicable article of Chapter 110 of the City Code.
NOW,THEREFORE,BE IT RESOLVED by the City Council
and hereby is APPROVED with

the following condition:
1. All development shall be in accordance with the plans prepared by Christopher
Consultants dated July 16,2012.
