RESOLUTION TO INITIATE AND REFER. TO THE PLANNING COlVIlVIISSION
AlVIENDlVIENTS TO THE CITY CODE CHAPTER. 110 TO REVISE THE
DEFINITION OF HOTEL; ADD A DEFINITION FOR. lVIOTELS AND EXTENDED-
STAY FACILITIES; COR.RECT AND lVIODIFY THE DISTR.ICT LOCATION
REQUIRElVIENTS FOR. HOTELS, lVIOTELS, EXTENDED-STAY FACILITIES AND
SIlVIILAR. USES; AND ESTABLISH PER.FOR.lVlANCES STAND AR.I> S FOR.
EXTENDED-STAY FACILITIES.
"VV"HEREAS", the City"s zoning ordinance regulates the district location" parking and
loading requirements for hotels" motels, motor lodges" tourist cabins,. and rooming houses;
and
VV"HEREAS" zoning ordinance regulations that alloV'\T such uses in various zoning
districts by-right or V\Tith a special use permit are in conflict; aI1d
"W"HEREAS,. zoning ordinance regulations do not specifically address extended-stay
facilities, V'Vhich are a unique land use combining transient stays V"Vith short-term temporary
lodging; and
""W"HEREAS" performance standards may be drafted to ensure that extended-stay
facilities are not used as dvvelling units and are appropriately designed to be of a high quality
and conveniently located -vvithin compatible surroundings;
=OVV. THEREFORE. BE IT RESOLVED THAT the City Council of the City of Fairfax,
Virginia", refer to the Planning Commission for study", public hearing", and recommendation
proposed text amendments to City Code Chapter 1 10 as stated above.
