RESOLUTION TO APPROVE THE REQUEST OF FAIR CITY HHH FOR A
SPECIAL EXCEPTION UNDER CHAPTER I 10 OF THE CITY CODE TO
EXCEED THE ~AXIJV[UJV1 150 SQUARE FEET OF BUILDING-~OUNTED
TENANT SIGNAGE. ON THE PRE~ISES KNOVVN AS 9610 ANI:> 9602
~AIN STREET (FAIR CITY lVlALL), AND lVlORE PARTICULARLY
DESCRIBED AS TAX lVlAP PARCEL 58-3-((2))-023A.
VV'HEREAS, FAIR CITY HHH has submitted Application No. 07100022 requesting a
Special Exception to the City Code section listed belovv in order to permit an 808 square-foot
building sign at the front entrance to the proposed Best Buy store and to permit a 18 square-
root sign at the rear entrance of the proposed Best Buy store vvhere the City Code provides:
Section 110-180(b)(2)a2i - The total area [or building-mounted tenant signage] shall
not exceed 1.5 square feet for each linear foot orbuilding
frontage on V\Thich the sign is to be attached and vvhich is
occupied by each such tenant: to a maximum of 150 square reet
per tenant.
VV"HEREAS,. City Council has determined that the proposed Special Exception is
appropriate because the proposal meets the requisites established by City or Fairrax Code
Section 110-185 and Section 110-366(3) ror the follo'VV"ing reasons:
1. The proposed sigrrage is consistent V\l"ith the recommendations of the
Comprehensive Plan and the Community Appearance Plan.
2. The additional sigrrage on the rront vrvall vvill serve to help customers locate the
store at a locations vrvith highly impaired visibility rrom the adjacent streets.
3. The recommended size and location orthe proposed signage 'VV"ill not be excessive
and 'VV"ill adequately. serve to locate and identify the proposed use consistent 'VV"ith
the purpose and intent or the sign ordinance.
NOV\T, THEREFORE, BE IT RESOLVED by the City Council orthe City or Fairfax

APPROVED.
