AN ORDINANCE TO AMEND THE ZONING MAP OF THE CITY OF FAIRFAX,
VIRGINIA TO ,,R~CLASSIFY FROM R-3, (RESIDENTIAL), TO C-2, (RETAIL
COMMERCIAL), THE PROPERTY" IDENTIFIED AS CITY OF FAIRFAX TAX MAP
PARCEL 57-1-((2))-pt. 60.
WHEREAS, Saul Holdings Limited Partnership, by Christopher D. Bell, Attorney/Agent,
submitted application No. Z-780-98-1 requesting a change in the zoning classification from
R-3 to C-2 for the parcel identified above, and more specifically described as follows:
Beginning at a point in the south line of Warwick Avenue, said point being
in the east line of now or formerly Tajalli; thence with the south line of
Warwick Avenue, S 85° 39' 30" E, 369.06 feet to a point, said point in the
line of now or formerly Saul Holdings Limited Partnership; thence with the
west line of now or formerly Saul Holdings Limited Partnership, S 26° 32'
00" E, 87.38 feet to a point; thence through the property, N 85° 39' 30" W,
416.78 feet to a point in the east line of now or formerly Tajalli; thence with
the east line of now or formerly Tajalli, N 06° 32' 30" E, 75.06 feet to point
of beginning and containing an area of 29,469 square feet or 0.6765 acres,
more or less; and
WHEREAS, the City Council has carefully considered the application, the
recommendation of the Planning Commission and staff, and the testimony received at
public hearing; and
WHEREAS, the City Council has determined that the proposed rezoning is proper and in
accordance with the Comprehensive Plan as well as with the pertinent provisions set forth
in the Code of Virgin/~t and the Code of the Ci.ty of Fairfax, Virgini0;
NOW, THEREFORE BE IT ORDAINED, that the above described property be rezoned
from R-3 (Residential) to C-2 (Retail Commercial).
BE IT FURTHER ORDAINED, that the application package and rezoning plat be
approved.
The Zoning Administrator of the City is hereby directed to modify the Zoning Map to
show the changes in the zoning of these premises, and the Clerk of the Council is directed
to transmit duly certified copies of this ordinance to the applicant, Zoning Administrator,
and to the Planning Commission of this City as soon as possible.
This ordinance shall be effective as provided by law.
