AN ORDINANCE AMENDING SECTION 11 OF THE ZONING ORDINANCE
TO ADD A STATEMENT OF PURPOSE AND INTENT TO THE I-2
ZONING DISTRICT AND TO REENACT IN THEIR ENTIRETY PARA-
GRAPHS A AND B PERTAINING TO USES PERMITTED IN THE I-2
ZONE.
BE IT ORDAINED by the City Council of the City of Fairfax, Virginia,
that Section 11 of the Zoning Ordinance of the City of Fairfax, Virginia, be
and it hereby is amended to add a statement of purpose and intent to the I-2
iZoning District and to reenact in their entirety Paragraphs A and B pertaining
to uses permitted in the I-2 Zone, as follows:
"I-2 Zone
Industrial Zone
Purpose and Intent
The I-2 Zone is designed to provide a district where a wide range of
industry and industry-oriented activities may locate. It provides for types of
assembly, light manufacturing, wholesale, warehouse, storage, and repair uses
or a combination of any of the above with auxiliary retail use, provided that
the retail activity is by its nature an integral part of the dominant indus-
trial use, and office use, provided that the office activity is by its nature
compatible with the industrial use, and provided further that the office and/or
retail activity does not predominate.
All uses allowed in this district shall not adversely affect other
uses within the district or within any contiguous district when judged by the
performance standards as established in Section 12 of this Ordinance.
The following regulations shall apply in all I-2 districts:
A. The following uses are permitted by right:
1. Warehouses and storage buildings.
2. Property yards.
3. Wholesale houses including pharmaceutical, medical, and optical
supply houses.
4. Bakeries.
5. Lumber yards and other building material yards.
6. Sale and rental of construction equipment.

7. Fuel Oil sales.
8. Contractors (heating, electrical, etc.).
9. Electronic or similar data processing centers.
10. Research and development, excluding laboratories where animals
or livestock are used for research.
11. Printing, publishing, and photo engraving plants.
12. Manufacture, assembly, or repair of small electrical or elec-
tronic devices, instruments, parts, or equipment, or of musical
instruments, optical, or dental goods, or of toys, novelties,
photographic equipment and similar uses.
13. Clinical-pathological laboratories and nuclear medicine labora-
tories, including such ancillary uses as the production, retail
sale and distribution of diagnostic products made at such
laboratories.
14. Photographic houses of supply, including equipment repair.
15. Postal and other Governmental classification and distribution
centers.
16. Public utility installations and yards.
17. Retail activities as a part of any of the uses permitted by
right, provided that any such retail activity is by its nature
a subordinate part of the permitted use, and provided further,
that such retail activities do not occupy more than one-sixth
of the total use space.
18. Office activities, provided that any such office activity is by
its nature compatible with the uses permitted by right hereunder,
and provided further, that such office activities do not occupy
more than one-third of the total use space.
19. Catalog sales activities.
The following uses may be permitted subject to securing a special use per-
mit as provided in Section 5:
1. Bulk petroleum storage.
2. Dry cleaning and pressing plants, including laundries and rug
and carpet cleaners.

3. Bottling plants.
4. Monument works.
5. Schools of special instruction complying with the provisions of
Section 14 of this Ordinance.
6. Commercial recreational uses including ice skating and roller
skating rinks, gymnastic centers, swim facilities, tennis barns,
and bowling alleys.
7. Veterinarian hospitals.
8. Asphalt mixing plants.
9. Embalming establishments.
10. Automobile repair including body and fender repair, truck repair
and overhaul, motorcycle repair.
11. Trucking or moving establishments.
12. Other manufacturing and industrial uses for which satisfactory
evidence is presented that such uses will comply with the per-
formance standards as established in Section 12 of this Ordi-
nance, and for which satisfactory evidence is also presented
that such uses will not adversely affect any contiguous district
by reason of smoke, dust, or hazard of explosion."
This ordinance shall take effect immediately upon its adoption by
the City Council of the City of Fairfax, Virginia.
