19740205 1974-1ORDINANCE NO. 1974-1 AN ORDINANCE AMENDING THE ZONING ORDINANCE OF THE CITY OF FAIRFAX, VIRGINIA, BY ADDING THERETO A NEW SUBSECTION TO SECTION 3, SUBSECTION 3.174 (o) ESTAB- LISHING A LANDSCAPING REQUIREMENT FOR ALL PARKING LOTS IN COMMERCIAL, INDUSTRIAL, APARTMENT AND PLANNED DEVELOPMENT ZONES. BE IT ORDAINED by the City Council of the City of Fairfax, a, that the Zoning Ordinance of the City of Fairfax, inia, be and it hereby is amended by the addition in Section of a new subsection numbered 3.174 (o) to read in its entirety follows: (o). Landscaping in all commercial, industrial, apartment planned development parking areas which have twenty or more ing spaces, as follows: For every 20 spaces provided, one planting area of no less than 9' X 20' shall be required, and this area shall either be spaced between each 20 parking spaces or otherwise randomly combined or spaced to provide a planting area consistent with good design standards as approved by the City Director of Public Works or his designee and shall be landscaped; however, in no case shall any given planting area exceed 540 square feet. 2. In addition to the landscaping, there shall be one tree no less than 10 feet high with no less than a 2" to 2½" caliber capable of providing shade at maturity located in each planting area. The type of tree and the landscaping must be approved by the City Director of Public Works or his designee. 3. For each planting area of no less than 9' X 20' that is required in paragraph 1, the developer will be given credit for providing one required parking space. 4. The owners and their agents shall be responsible for providing, protecting, and maintaining all landscaping in healthy and growing condition, replacing it when necessary, and keeping it free of refuse and debris. $. Shrubbery, hedges and other live planting material may be used to complement the tree landscaping but shall not constitute the sole landscaping. 6. This landscaping requirement is in addition to all other landscaping requirements in the Zoning Ordinance. This ordinance shall be in effect immediately upon its assage by the City Council.
