19701020 1970-23ORDINANCE NO. 1970-23 AN ORDINANCE TO AMEND AND RE-ENACT SECTION 11 INDUSTRIAL-2 ZONING CATEGORY OF THE ZONING ORDINANCE OF THE CITY OF FAIRFAX. BE IT ORDAINED by the city Council of the city of Fairfax, Virginia, that the regulations applicable in the "Industrial-2 Zone" in Section 11 of the zoning Ordinance of the city of Fairfax, Virginia, be amended and re-enacted to read in their entirety as follows: "Industrial-2 Zone "The following regulations shall apply in all 1-2 districts: A. The following uses are permitted by right: 2. 3. 4. 5. 6. 7. 8. 10. 11. Ail uses permitted by right in C-2. Ail uses permitted by right in I-1. Warehouses. Property yards. Wholesale houses. Bakeries. Lumber yards. Sale and rental of construction equip- ment. Fuel oil sales. Contractors (heating, electrical, etc.). Other manufacturing and industrial uses for which satisfactory evidence is pre- sented that such uses will comply with the performance standards as established in Section 12 of this ordinance, and for which satisfactory evidence is also pre- sented that such uses will not adversely affect any contiguous district by reason of smoke, dust, or hazard of explosion. 1970-23 The following uses are permitted subject to securing a special use permit: Ail uses requiring a special use permit in C-2. 2. Bulk petroleum storage. 3. Laundries and dry cleaning plants. 4. Bottling plants. 5. Monument works. 6. Schools of special instruction. C. Area, setback and height: De E. F. G. 1. Lot area: no minimum lot area required. 2. Setbacks: a. Front - the front setback shall be measured from the center line of the street. Said setback shall be equal to one-half (1/2) of the distance of the required right-of-way as shown on the adopted Comprehensive Plan, plus twenty-five (25) feet. (See Note K). b. Side - none. c. Rear - none. Adjacent to R, R-T, or M districts: there shall be a fifty (50) foot setback, and said area shall be land- scaped and screening erected pursuant to a plan approved by the zoning Administrator. 3. Height: maximum height sixty (60) feet. Parking Requirements: See Section 6. Site Plan: See Section 3 Subsection 3.17. Performance Standards: See Section 12. Special Screening Requirements: In addition to provisions for landscaping, all exterior storage and/or display shall be screened, pur- suant to a plan approved by the zoning Adminis- trator, so as not to be visible from any public right-of-way. - 2 - 1970-23 He Improvements: All uses permitted by right or with a special use permit in this zone are subject to the installation of curb, gutter, storm drainage structures, sidewalk, entrances and exits, and approval thereof by the Director of Public Works. Manufacturing and industrial uses prohibited: the following manufacturing and industrial uses are prohibited: 1. Automobile graveyards. 2. Junk yards. Manufacture or refining of ammonia, chlorine, brick, cement, gypsum, lime, coke, creosote, dye, explosives, ferti- lizer, gas, glue, rubber, or acid. 4. Blast furnaces. 5. Rolling mills. 6. Fat, grease, lard, or tallow manufacture. 7. Flour mill. 8. Lumber mill. 9. Petroleum refinery. 10. curing of hides or skins. 11. Rendering plant. 12. Other uses offensive by reason of smoke, dust, or hazard of explosion. J. Other uses prohibited: Dwellings." This ordinance shall take effect immediately upon its passage. Passed: October 20, 1970.
