RESOLUTION NO.
RESOLUTION TO APPROVE THE REQUEST OF MAIN STREET BAGEL
DELI, FOR A SPECIAL EXCEPTION TO CHAPTER 110 OF THE CITY
CODE TO ALLOW A TENANT SIGN IN A LOCATION OTHER THAN
THE BUILDING FRONTAGE ON THE PREMISES KNOWN AS 10268
MAIN STREET, AND MORE PARTICULARLY DESCRIBED AS TAX
MAP PARCEL 57-4-((2))-144B.
WHEREAS, Main Street Bagel Deli has submitted Application No. SE-299-01-1
requesting a Special Exception to the City Code listed below:
Section l10-180(b)(2)a.2 - Retail sales and personal service
establishments shall be permitted building-mounted signage not to
exceed 1.5 square feet for each linear foot of building frontage on
which the sign is to be attached and which is occupied by each such
tenant to a maximum of 150 square feet per tenant.
WHEREAS, City Council has determined that the proposed Special Exception is
appropriate because the proposal meets the requisites established by City of Fairfax Code
Section 110-366 and Section 110-185 for the following reasons:
1. The proposed sign located on the west fagade is consistent with the
recommendations of the Comprehensive Plan for Old Town
Fair fax.
2. The proposed sign is consistent with the Board of Architectural
Review approved sign master plan.
3. The building design obstructs visibility of the bagel deli south
facing sign and entrance.
4. The proposed sign will be located in manner that will encourage
efficient vehicular and pedestrian traffic by assisting customers in
locating this business.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax
on this 23rd day of October, 2001, that Application No. SE-299-01-1 be and hereby is
APPROVED with the following conditions:
"Installation of signage shall be in substantial conformance with the sign plans
and specifications prepared by Delgado Signs, dated and revised thru October
1, 2001 and with the master sign plan approved by the Board of Architectural
Review on April 18 and May 16, 2001."
