RESOLUTION TO APPROVE THE REQUEST OF LIFE TIME FOR A
SPECIAL EXCEPTION TO CHAPTER 110 OF THE CITY CODE TO
EXCEED THE MAXIMUM 150 SQUARE FEET OF BUILDING-
MOUNTED TENANT SIGNAGE AND TO PLACE SIGNAGE ON
WALLS OTHER THAN THE BUILDING'S FRONTAGE, ON THE
PREMISES KNOWN AS 9610 AND 9602 MAIN STREET (FAIR CITY
MALL), AND MORE PARTICULARLY DESCRIBED AS TAX MAP
PARCEL 58-3-((2))-023A.
WHEREAS, Life Time has submitted Application No. SE-272-00-1 requesting a
Special Exception to the City Code listed below:
Section
110-180(b)(2) - the total area [of building-mounted tenant
signage] shall not exceed 1.5 square feet for each
linear foot of building frontage on which the sign is
to be attached and which is occupied by each such
tenant to a maximum of 150 square feet per tenant.
(ii) Each other establishment shall be permitted
building-mounted signage not to exceed one
square-foot for each linear foot of building
frontage on which the sign is to be attached and
which is occupied by each such tenant to a
maximum of 100 feet per tenant.
WHEREAS, City Council has determined that the proposed Special Exception is
not appropriate because the proposal meets the requisites established by City of Fairfax
Code Section 110-185 and Section 110-366(3) for the following reasons:
The proposed signage, and staff's recommended revisions, are
consistent with the recommendations of the Comprehensive Plan
and the Community Appearance Plan.
The additional signage (maximum of 150 square feet) on the rear
wall will encourage use of the rear parking lot by members of the
fitness facility.
The recommended size and location of the proposed signage will
not be excessive and will adequately serve to locate and identify
the proposed use consistent with the purpose and intent of the sign
ordinance.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Fairfax on this 12th day of December, 2000, that Application No. SE-272-00-1 be and
hereby is APPROVED with the following condition:
Signage shall be limited to 195 square feet on the front fagade
and 150 square feet on the rear faCade (no signage permitted on
the side facade) and subject to review and approval by the Board
of Architectural Review.
Prior to site plan approval the property owner shall be required
to obtain Board of Architectural Review approval of a master
sign plan for Fair City Mall.
