RESOLUTION TO APPROVE THE REQUEST OF FAIRFAX PROFESSIONAL
VILLAGE CONDOMINIUM, BY DAVID F. CLARK, AGENT, FOR A SPECIAL
EXCEPTION TO CHAPTER 26 OF THE CITY CODE ON THE PREMISES KNOWN
AS FAIRFAX PROFESSIONAL VILLAGE, AT THE INTERSECTION OF CHAIN
BRIDGE ROAD AND WEST DRIVE, AND MORE PARTICULARLY DESCRIBED
AS TAX MAP PARCEL 57-4-((20)).
WHEREAS, Fairfax Professional Village Condominium, by David F. Clark, Agent, has
submitted Application No. SE-141-94-1 requesting Special Exceptions to the City Code listed
below:
Sections 26-43(a)(3) and (8) to allow two ground-mounted signs to be less than the
required 20-foot setback from the public right-of-way and the front and side property
lines; and
Section 26-44(b)(2)b3 to allow more than one ground-mounted sign on a single street
frontage.
WHEREAS, City Council has determined that the proposed Special Exceptions to
sections 26-43(a)(3) and (8) are appropriate because the proposal, as modified by the below-
stated conditions, meets the requisites established by City Code Sections 26-48(b) and 26-103(c)
for the following reasons:
The unique site design and necessary street improvements restrict placement of
visible signage which meets the required 20~foot setback; and
The request is consistent with the Comprehensive Plan goals to promote well-
designed signs and the Zoning Ordinance purpose to protect and enhance the
image, appearance and economic vitality of the City.
WHEREAS, City Council further has determined that the Special Exception to Section
26-44(b)(2)b3 is not appropriate because it is not required for the proposal submitted with
Application No. SE- 141-94-1.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax on
this 25th day of October, 1994, that Application No. SE-141-94-1 be and hereby is APPROVED
as outlined above, with the following conditions:

The new directory sign be located in the same location as the existing directory
sign (12-foot setback from West Drive);
The development identification sign be located no closer than 10 feet from the
Chain Bridge Road right-of-way;
The signs be located as indicated, one on Chain Bridge Road and one on West
Drive; and
There be no internal illumination of the ground-mounted sign.
