R-93-20 A RESOLUTION TO APPROVE THE REQUEST OF AMERICAN ELECTRIC SERVICE COMPANY, INC., FOR A SPECIAL EXCEPTION TO SECTION 26-39.1(h) (2) AND 26-39.4(b) (4) (g) FOR a BUILDING ADDITION ON A NON-CONFORMING PROPERTY ON THE PREMISES KNOWN AS 10890 MAIN STREET. WHEREAS, American Electric Service Company, Inc., by Robert E. Colvin, President, has submitted application No. SE-111-93-1 requesting special exceptions to the City of Fairfax Code as follows: Sections 26-39.1(h) (2) and 26-39.3(b)(4) (g) to allow a building addition on a property non-conforming with respect to the number of parking spaces required for the existing building, without the provision of the one parking space required for the addition. WHEREAS, City Council has determined that the proposed special exceptions are appropriate because the proposal meets the requisites established by City of Fairfax Code Section 26-39.7 for the following reasons: The request will not result in negative impacts to the surrounding on-site traffic conditions, neighboring property, or individuals living and working in the area; The request allows the reasonable use of the property; and The request is not contrary to the objectives of the Comprehensive Plan. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax on this 8th day of June, 1993, that application No. SE-111-93-1 be and hereby is approved, with the following conditions: Ail storage be inside the building, including all appliances, metal scrap, trash receptacles, and the like. The landscaped front yard on Hallman Street be expanded adjacent to the parking spaces in order to meet the required 25 feet. Two additional street trees, 3 1/2 inches in caliper, and evergreen shrubs 30 inches in height, be planted along Hallman Street in compliance with City Code Section 26-69(a)(1)(a). The special exceptions are valid for an electrical sales and service, or similar, establishment only. Adopted this 8th day of June , 1993. ATTEST: I~it~ Clerk yayor
