A RESOLUTION TO APPROVE THE REQUEST OF WILLS COMMERCIAL, INC.,
BY MARTHA O~KEEFE, VICE PRESIDENT, MARKETING,
FOR SPECIAL EXCEPTION FROM SPECIFIED PROVISIONS OF CHAPTER 26
OF THE CODE OF THE CITY OF FAIRFAX
FOR PROPERTY LOCATED AT 11092, 1109t~ AND 11096 LEE HIGHWAY
AND MORE PARTICULARLY DESCRIBED AS TAX MAP 57-I ((2)) LOTS 30 AND 3#
WHEREAS, Wills Commercial, Inc., has submitted application No. SE-27-87-I
requesting the Special Exception to the City Code listed below;
Section 26-39.t~(b)(3): To reduce the number of required
parking spaces to 120.
WHEREAS, the City Council has determined that the proposed Special
Exception is appropriate because the proposed development meets the requisites
established by Fairfax City Code Section 26-39.7(a) for the following reasons:
1. The reduction in the number of required parking spaces is small enough
that the proiect remains predominently office.
The mixed use specified by the applicant will provide varying off-peak
parking demands, which will not create a negative impact on on-site
parking availability.
3. The landscaping on site will not be diminished or changed so that the
overall appearance of the site will remain as proposed.
The impact on adjacent property owners, traffic congestion, and public
safety will be minimal.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Fairfax on this 22nd day of March, 1988, that application no. SE-27-87-1 be and
hereby is APPROVED.
