19870922 r-87-35RESOLUTION NO. R-87-35 A RESOLUTION TO APPROVE THE REQUEST OF CAMBER L. GIBERSON OF QUALITY INN, FOR SPECIAL EXCEPTIONS FROM SPECIFIED PROVISIONS OF CHAPTER 26 OF THE CODE OF THE CITY OF FAIRFAX FOR PROPERTY LOCATED AT 11180 MAIN STREET AND MORE PARTICULAR- LY DESCRIBED AS TAX MAP 57-1-((2))-7. WHEREAS, Camber L. Giberson has submitted application no. SE-22-87-1 requesting the Special Exceptions to the City Code as listed below: 1. Section 26-39.4(b)(3)n, iv: To permit a reduction in the number of required parking spaces by 9 spaces. 2. Section 26-173(e)(1): To permit a floor area ratio of .6725 where a maximum floor area ratio of .05 is allowed. WHEREAS, City Council has determined that the proposed Special Exceptions are appropriate because the proposed development meets the requisites estab- lished by Fairfax City Code Section 26-39.7(c) and Section 26-173(f)(2) for the following reasons: Section 26-39.7(c): 1. Will not result in increased traffic condition or otherwise negatively impact existing traffic flow or pedestrian or vehicular safety; and 2. Will not be contrary to the objectives specified in the Comprehensive Plan; and 3. Will permit the reasonable use of the subject porperty; and 4. Will not adversely impact adjacent property or the surrounding area. Section 26-173(f)(2): 1. Will not result in development which is disproportionate to surround- ing land uses; and 2. Will not adversely affect adjacent residential areas; and 3. Will not overburden the existing community facilities; and 4. Will not be contrary to the objectives of the Comprehensive Plan. NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax on this 22 day of September, 1987, that application no. SE-22-87-1 be and hereby is approved with the following conditions: 1. That street trees, as recommended by staff and approved by the BAR, be planted in the building restriction area adjacent to Route 50. 2. That additional plant materials to meet Ordinance specifications be placed in the setback area adjacent to the Sovran Bank. 3. That the Columbus Cafe sign be designed and built to meet the Sign Ordinance. 4. That all other signage come into conformance with the Sign Ordinance. 5. That the trash receptacle be properly screened. 6. That the project come into conformance with the BAR appearance guidance. ATTEST: erk '
