A RESOLUTION TO APPROVE THE REQUEST OF WILFRED J. VANDREUIL FOR FAIRFAX COUNTY
FOR SPECIAL EXCEPTIONS FROM SPECIFIED PROVISIONS OF CHAPTER 26 OF THE CODE OF
THE CITY OF FAIRFAX FOR PROPERTY LOCATED AT 3609 JERP~qNTOWN ROAD AND MORE PAR-
TICULARLY DESCRIBED AS TAX MAP 47-3-((2))-5.
WHEREAS, Wilfred J. Vandreuil has submitted application No. SE-25-87-1
requesting the Special Exceptions to the City Code as listed below:
1. Section 26-39.2(b) of the City Code to permit parking areas without
the required curbs and gutters.
2. Section 26-39.2(e)(1) 4b and (e)(3) of the City Code to allow a
reduction in the number of required deciduous trees in the landscaped
strip adjacent to the public right-of-way (Jermantown Road) and on the
southwest perimeter landscaped area.
3. Section 26-39.2(e)(2) to allow the perimeter fences adjacent to the
residential areas to be located on the property line when it is required
to be 12 feet off of the property line.
WHEREAS, City Council has determined that the proposed Special Exception
is appropriate because the proposed development meets the requisites established
by Fairfax City Code Section 26-39.7(c) for the following reasons:
Section 26-39.7(c):
1. Will not result in increased traffic conditions or otherwise negative-
ly impact existing traffic flow or pedestrian or vehicular safety; and
2. Will not be contrary to the objective specified in the Comprehensive
Plan; and
3. Will permit the reasonable use of the subject property; and
4. Will not adversely impact adjacent property or the surrounding area.
NOW, THEREFORE, BE IT RESOLVED by the City Coucnil of the City of Fairfax,
~n this 24th day of November, 1987, that application No. SE-25-87-1 be and
hereby is approved with the following conditions:
1. The landscaping plan be revised to provide for evergreens and that
to be coordinated with staff and the local citizens. Particular attention
is to be paid to increased density on the eastern border.
2. An asphalt sidewalk be provided on the Jermantown Road side to provide
for safe transit.
3. Use of the site comply with the City noise ordinances.
4. The lighting be revised to ensure that lighting is unoffensive and
inobtrusive to neighboring residential areas and that lighting be directed
inward only.
5. Construction be contingent upon approval of the Board of Architectural
Review.
