19860311 r-86-7RESOLUTION NO. R-86-7 A RESOLUTION TO APPROVE THE REQUEST OF COMBINED PROPERTIES LTD. PARTNERSHIP FOR SPECIAL EXCEPTION FROM THE PROVISIONS OF ARTICLE II, DIVISION 6, OF CHAPTER 26 OF THE CODE OF THE CITY OF FA FOR PROPERTY LOCATED AT 9480-9542 ARLINGTON BOULEVARD AND MORE PARTICULARLY DESCRIBED AS TAX MAP 48-3 ((2)) 11 and 48-3 ((6))1 through 5 and 7 through 12. WHEREAS, Combined Properties Ltd. Partnership has submitted application No. SE-5-86-1 requesting the Special Exception list- ed below: Section 26-39.2 of the City Code to permit an off-street parking area which is adjacent to public right-of-way(s) to be separated from such right-of-way(s) by a land- scaped strip less than the width of the required buil~ restriction area for the zoning district within which said parking area is located and; Section 26-39.7(a} of the City Code to permit a reduc~ of the off-street parking requirements for an existing shopping center by 10% (1634 spaces are required - number requested is 570 spaces} on premises known as Lee Fair- fax Plaza, 9520-42 Arlington Boulevard and Arlington Lee Plaza, 9480-94 Arlington Boulevard. WHEREAS, City Council has carefully considered the applica- tion, the recommendation of the staff and testimony received at the public hearing; and WHEREAS, City Council has determined that the proposed Special Exception is appropriate because the proposed development meets the requisites established by Fairfax City Code Section 26-39.7 A(1); NOW, THEREFORE, BE IT RESOLVED by the City of Fairfax City Council on this llth day of March, 1986, that application No. SE-5-86-1 be and hereby is approved.
