VYHEREAS, A-I AUTO REPAIR. INC.. has submitted Application No. SE-789-06-2
reql..1-esting a Special Exception to the City Code listed helovv:
Section 110-155(b)-
one parking space for every 250 square
feet or gross floor area,. plus tV\1"O spaces
for each service bay" plus one space for
each employee.
V\THEREAS" City Council has determined that the proposed Special Exception is
appropriate because the proposal meets the requisites established by City of Fairfax Code
Section 110-158 and Section 110-366(3) for the follovving reasons:
It is consistent V\Tith the recommendations oI the Comprehensive Plan"
'\,:\Till not result in increased traffic congestion or impact existing traffic flovv or
safety,
Is necessary to permit reasonable use of the subject property" and
V\Til1 not adversely impact adjacent property.
NOVY, THEREFORE. BE IT RESOLVED by the City Council of the City of
Fairfax on this 22nd day of J\...1:ay,. 2007,. that Application No. SE-789-06-2 be and
hereby is APPROVED ~ith the follo~ing conditions:
1. The uses in Units G&H shall be limited as follov.7s:
a. 2,.200 sq1...1-are feet of motor vehicle and detail space combined
b. One hydraulic lift-equipped service bay
c. One .....no lift"'" service bay
2. Units G&H,. combined.,. shall provide four interior parking spaces_ Three exterior
spaces shall be provided for each unit.
3_ All v.7aste fluids and recyclable materials shall be stored in appropriate containers
inside the building.
4. No additional dumpsters or other storage containers shall be added to the site.
5. No vehicle parts or other materials shall be stored outside the building.
6. No vehicles shall be stored in any parking space for more than forty-eight hou.rs.
7. No vehicle repair or maintenance activities shall be conducted in any parking spaces.,.
interior or exterior, or in the fire lane.
8. The applicant shall operate the facility solely as proposed in this application and as
stipulated by these conditions in order to comply ~ith the requisites of City Code
Section changed to Section 110-366(3). The applicant shall comply vvith all applicable
laV\l"s of the City,. State,. and Federal government and shall not use the property for any
other use other than expressly permitted herein_
9. The Special Use Permit and Special Exception shall be valid for t~o years.
