RESOLUTION TO APPROVE THE REQUEST OF FAIR CITY HHH FOR A
SPECIAL EXCEPTION ~ER CHAPTER 110 OF THE CITY CODE TO
ALLOVV TVVO ]V[ONU]V[ENT SIGNS THAT EACH EXCEED THE
]v[AXl]V[lJ1V[ 50 SQUARE FEET OF SIGN AREA AND THAT INCLUDE
]V[UL TI-TENANT SIGNAGE. ON THE PRE]V[ISES KNOVVN AS THE 9600
BLOCK. OF ]v[AIN STREET (FAIR CITY ]v[ALL). AND ]V[ORE
PARTICULARLY DESCRIBED AS TAX]V[AP PARCEL 58-3-((2))-023A.
VVHEREAS, FAIR CITY HHH has submitted ApplicatioI1 No. 07100023 requesting a
Special Exception to the City Code section listed belov..r in order to permit t-vvo monument
signs, each or V'iti'hich contain 160.5 square feet of sign area "VioI"ithin a 334 square-foot sign
structure and to permit multi-tenant signage on the premises kn.OV\Tll as Fair City l\I1all in t.he
9600 block of ]V[ain Street and more particularly described as tax map parcel 58-3-((2))-023A
vvhere the City Code provides:
Section 11 O-180(b)(2)al ~ Shopping; cenl"er idencij7.carion signs_ On parcels having a
minimum street frontage of 150 feet, one ground-
mounted or building mounted sign shall be permitted not
to exceed cH"l.e-half square foot for each linear root or
building frontage to a maximum or 50 square feet in area
for the purpose of identifying the name or the center.
Such sign shall not be used to identify any of the
individual businesses located in such center.
""'V\THEREAS" City Council has determined that the proposed Special Exception is
appropriate because the proposal meets the requisites established by City of Fairfax Code
Section 110-185 and Section 110-366(3) for the follo",-,ing reaSOI1s:
1. The proposed signage is consistent '-Vith the recommendations or the
Comprehensive Plan and the Community Appearance Plan.
2. The additional signage V\l"ill serve to help customers locate the store at locations
"VV'ith highly impaired visibility from the adjacent streets.
3. The recommended size and location of the proposed signage "VV'ill not be excessive
and "VV'ill adequa.tely serve to locate and identify the proposed use consistent V\l"ith
the purpose and intent of the sign ordinance.
NOVV. THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax
on this 11th day of December" 2007" tha.t Application No. 07100023 be and hereby is
APPROVED.
