RESOLUTION TO APPROVE THE REQUEST OF THE BUSINESS
BENEFITS GROUP, BY D1NO ANDREATOS, PRESIDENT, FOR A
SPECIAL EXCEPTION TO CHAPTER 110 OF THE CITY CODE TO
ALLOW GROUND-MOUNTED SIGNAGE THAT EXCEEDS THE
MAXIMUM PERMITTED SIGN HEIGHT AND SIGN AREA AND IS
LOCATED WITHIN THE MINIMUM REQUIRED FRONT YARD
SETBACK ON THE PREMISES KNOWN AS 4069 CHAIN BRIDGE
ROAD, AND MORE PARTICULARLY DESCRIBED AS TAX MAP
PARCELS 57-4-((2))-49 AND 50.
WHEREAS, The Business Benefits Group has submitted Application No. SE-799-05-
1 requesting a Special Exception to the City Code listed below:
Section 110-180. Signs Permitted.
(b) Special regulations.
(4) Old Town Fabfax Historic Overlay District. The design and display of
signs in the Old Town Fairfax Historic Overlay District are subject to the
provisions of article XVIII of this chapter (historic overlay districts),
including applicable design criteria, except as specifically qualified in this
chapter.
a. Bulk regulations. Total cumulative signage for each building
frontage shall not exceed one square foot for each linear foot of
building frontage. Signs shall also be permitted on building faces
which are not included within the definition of building frontages
provided that such building face is visible from a public street, and
further provided that such signage does not exceed one-half square
foot for each linear foot of building face. Building identification,
building directory and individual tenant signs shall be permitted.
Canopy signs located on the first floor of a building indicating only
the name of a building or tenant shall not be counted toward the
maximum permitted signage. Signs located within the Old Town
Fairfax Historic Overlay District shall comply with the bulk
regulations contained in Table III.

Maximum Height: Six feet
WHEREAS, City Council has determined that the proposed Special Exception is
appropriate because the proposal meets the requisites established by City of Fairfax Code
Section 110-366 and Section 110-185 for the following reasons:
1. The proposal will not be contrary to the objectives specified in the
Comprehensive Plan;
2. The applicant has clearly demonstrated that requirements contained in this division
will present a unique burden due to unusual topography, vegetation, building
design or lot shape; and
3. The proposal will not adversely impact adjacent property or the surrounding
area.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax
on this 12th day of July 2005, that Application No. SE-799-05-1 be and hereby is
APPROVED with the following conditions:
1. The total height of the proposed sign structure shall be limited to twelve feet.
The total sign area shall be designed in proportion to a twelve-foot-tall sign.
