AN ORDINANCE TO AMEND THE ZONING MAP OF THE CITY
OF FAIRFAX, VIRGINIA, TO RECLASSIFY FROM R-2,
RESIDENTIAL, TO C-i(P), OFFICE COMMERCIAL (WITH PROFFERS),
THE PROPERTY IDENTIFIED AS A PORTION OF CITY OF FAIRFAX
TAX MAP PARCELS 57-4-((2))-150 AND 152.
WHEREAS, Screen Printing Association International, by
David S. Houston, submitted application No. Z-747-92-1 request-
ing a change in the zoning classification from R-2 to C-l(p) for
the parcel portions identified above, and more specifically
described as follows:
Beginning at the northwesternmost corner of the property
herein described, said point being a corner to Screen
Printing Association and Lowery;
Thence departing said Loweryandrunning with the southerly
line of said Screen Printing Association, S74°27,00,, E
211.90 feet to a point;
Thence departing said Screen Printing Association and
running through the property of Theodore R. and Katherine
M. Barker, S15°32,31,, W 139.05 feet to a point and
N74°27'00'' W 211.90 feet to a point, said point being on
the line of the aforementioned Lowery;
Thence running with the line of said Lowery N15°32'31,, E
139.05 feet to the point of beginning and containing 29,464
square feet of land more or less.
WHEREAS, the City Council has carefully considered the
application, the recommendation of the Planning Commission and
staff, and the testimony received at public hearing; and
WHEREAS, the City Council has determined that the proposed
rezoning is proper and in accordance with the Comprehensive Plan
as well as with the pertinent provisions set forth in the Code
of Virginia and the code of the city of Fairfax, Virqinia;'
NOW, THEREFORE, BE IT ORDAINED, that the above described
property be rezoned from R-2, Residential, to C-l, Office
Commercial;
BE IT FURTHER ORDAINED, that the above described property
be subject to the following reasonable conditions authorized by
City Code Section 26-6, which are proffered by the property
owners:
The Property shall be developed in conformance with the
General Development Plan ("GDP"), prepared by Patton Harris
Rust & Associates, dated July 1992 and last revised
December 15, 1992, and approved by the City Council;
provided, however, that minor modifications may be
permitted that are necessitated by sound engineering
practices that may become necessary as part of final site
engineering design, as reasonably determined by the City's
Director of Public Works.
The Applicant shall not apply to the Board of Zoning
Appeals, or other public agencies, for variances or waivers
from these proffers.

The Zoning Administrator of the City is hereby directed to
modify the Zoning Map to show the changes in the zoning of these
premises and that the Clerk of the Council is directed to
transmit duly certified copies of this ordinance to the
applicant, Zoning Administrator, and to the Planning Commission
of this City as soon as possible.
This ordinance shall become effective as provided by law.
