AN ORDINANCE AMENDING AND RE-ENACTING THE I-1
ZONING CLASSIFICATION OF SECTION 11 OF THE
ZONING ORDINANCE OF THE CITY OF FAIRFAX, VIRGINIA
BE IT ORDAINED by the City Council of the City of
Fairfax, Virginia, that the I-1 Zoning Classification of Section 11
of the Zoning Ordinance be amended and re-enacted to read in its
entirety as follows:
The following regulations shall apply in all I-1 Districts:
A. The following uses are permitted by right:
1. All uses permissible in C-l;
2. All ancillary uses permitted in C-1 without the
twenty percent limitation;
3.Electronic or similar data processing centers;
4. Research and development, excluding laboratories
where animals or livestock are used for research;
5.Printing and publishing plants;
6. Manufacture or assembly of small electrical or
electronic devices, instruments, parts or equipment
or of musical instruments, optical or dental goods,
toys, novelties, photographic equipment and similar
uses;
7.Schools of special instruction.
B. The following uses are permitted subject to securing a
special use permit:
1. All uses permitted in C-1 with a special use permit,
except tourist homes, rooming houses, nursing homes,
and hospitals for the treatment of human beings.
C. Area, setback, height and coverage.
1. Area: No minimum lot area required.

Setbacks:
a. Front:
There shall be a minimum of twenty-five
feet front setback which shall be grassed and
landscaped.
b. Side: None.
c. Rear: Same as side yard.
d. Adjacent to R, R-T or M Districts: There shall be
a fifty foot setback where an I-1 district is ad-
jacent to any R, R-T or M district and said area
shall be landscaped and screening erected pursuant
to a plan approved by the Planning Director.
Height: No building nor the enlargement of any exist-
ing building shall exceed a height equal to the height
of the most restrictive adjacent zoning district.
Coverage: The maximum percent of the lot that may be
covered with building, parking and loading facilities
shall not exceed eighty-five percent of the total lot
area·
Parking Requirements:
See Section 6.
Site Plan: See Section 3, subsection 3.17.
Performance Standards: See Section 12.
Special Screening Requirements:
In addition to provisions for landscaping, screening from
adjacent properties shall be in accordance with the follow-
ing requirements:
1. On any lot in an I-1 district there shall be erected a
fence or wall as required by the Planning Director
under the following conditions:

a.On every lot in an I-1 district that is abutting
an R, R-T or M district;
b. On every lot in an I-1 district that is across the
street from an R, R-T or M district.
Improvements: All uses permissible by right or with a spec-
ial use permit in this zone are subject to the installation
and approval by the Director of Public Works of curbs,
gutters, storm drainage structures, sidewalks, entrances
and exits.
Uses Prohibited: All uses not specifically permitted are
prohibited.
This ordinance shall become effective immediately upon
its passage.
