RESOLUTION TO APPROVE THE REQUEST OF W.B. MOTORS, INC.,
BY JOHN E. RITZERT, PRESIDENT, FOR A SPECIAL EXCEPTION
TO CHAPTER 110 OF THE CITY CODE TO ALLOW A REDUCTION
OF THE REQUIRED PARKING ON THE PREMISES KNOWN AS
3767 PICKETT ROAD, AND MORE PARTICULARLY DESCRIBED
AS TAX MAP PARCEL 58-1-((2))-35.
WHEREAS, W.B. Motors, Inc has submitted Application No. SE-327-02-1 requesting
a Special Exception to the City Code listed below:
Section 110-155(b)- one parking space for every 250 square feet of gross floor area, plus
two spaces for each service bay, plus one space for each employee.
WHEREAS, City Council has determined that the proposed Special Exception is
appropriate because the proposal meets the requisites established by City of Fairfax Code
Section 110-158 and Section 110-366(3) for the following reasons:
· The proposed reduction will not result in increased traffic congestion or impact
existing traffic flow or safety.
· The proposed reduction is consistent with the recommendations of the
Comprehensive Plan.
· The proposed reduction is necessary to permit reasonable use of the subject
property.
· The proposed reduction will not adversely impact adjacent property.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax
on this 9th day of July, 2002, that Application No. SE-327-02-1 be and hereby is APPROVED
with the following condition:
An appointment system shall continue to be used to schedule repairs in
order to reduce the number of vehicles stored on-site.
The applicant shall ensure that no more than eight vehicles (to include all
employees and customer vehicles) are parked in surface parking spaces. Any
additional customer or employee vehicles are to be stored inside the limit only.
