RESOLUTION NO. R-01-21
RESOLUTION TO APPROVE THE REQUEST OF PICKETT ROAD,
LLC, CONTRACT OWNER, FOR A SPECIAL EXCEPTION TO
CHAPTER 110 OF THE CITY CODE TO ALLOW A GROUND-
MOUNTED SIGN THAT IS LESS THAN THE REQUIRED 20 FEET
FROM THE PROPERTY LINE ON THE PREMISES KNOWN AS 3425,
3431 AND 3445 PICKETT ROAD AND MORE PARTICULARLY
DESCRIBED AS TAX MAP PARCELS 58-1-((2))-23, pt. 25, pt. 26 AND
58-2-((1))-pt. 14.
WHEREAS, Pickett Road, LLC, has submitted Application No. SE-293-01-1
requesting a Special Exception to the City Code listed below:
Section 110-181 -
Residential developments are permitted
two ground-mounted signs with a 20-
foot-wide setback from all property
lines.
WHEREAS, City Council has determined that the proposed Special Exception is
appropriate because the proposal meets the requisites established by City of Fairfax Code
Section 110-366 and Section 110-185 because the proposed reduction of the required 20-
foot-wide setback is:
Consistent with the recommendations of the Comprehensive
Plan and the Community Appearance Plan;
Consistent with the purpose of the City Code requirements
for signage; and
Necessary due to the constraints of the proposed
development's site design.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Fairfax on this l0th day of July, 2001, that Application No. SE-293-01-1 be and hereby is
APPROVED consistent with the GDP/PSP dated June 29, 2001.
