RESOLUTION NO. 2001 - __
RESOLUTION TO APPROVE, WITH CONDITIONS, THE REQUEST OF VERIZON
VIRGINIA, INC. FOR THE FOLLOWING SPECIAL EXCEPTIONS: A SPECIAL
EXCEPTION FROM CITY CODE SECTION 110-783 TO EXCEED THE MAXIMUM
FLOOR AREA RATIO IN THE C-2 DISTRICT, A SPECIAL EXCEPTION FROM CITY
CODE SECTION 110-783(3)bl TO REDUCE THE REQUIRED SIDE YARD SETBACK,
AND A SPECIAL EXCEPTION FROM CITY CODE SECTION 110-155(b)(4)b TO
REDUCE THE NUMBER OF REQUIRED OFF-STREET PARKING SPACES.
WHEREAS, Verizon Virginia, Inc. has submitted Application No. SE-300-01-1
requesting Special Exceptions; and
WHEREAS, The City Council has carefully considered the application, the
recommendation of the staff and testimony received at the public heating; and
WHEREAS, the City Council has determined that the proposed Special Exceptions,
with conditions, are appropriate because the proposal meets the requisites established by City
of Fairfax Code Sections 110-366 and 110-783(6) for the following reasons:

Is generally consistent with the recommendations of the Comprehensive Plan;
Is appropriate for the size, shape, and location of the site;
Would not impede vehicular and pedestrian traffic;
Would not generate an inordinate number of vehicle trips, based upon the
characteristics of the proposed use;
Would not result in a development which is disproportionate to surrounding land uses
in size, bulk, or scale;
Would not result in lighting, noise, traffic, smoke, dust, noise, or other factors which
may affect the serenity of the neighborhood; and
Would not have a negative impact upon the safety and movement of vehicular traffic
on adjacent streets; and
Would not have an adverse impact on the general public safety and welfare;
Is suitable in terms of location, height and design of buildings, walls, fences, and
landscaping proposed; and
Would not have an adverse impact on the existing and planned use and development
of adjacent properties;
Would not negatively impact the safety and welfare of persons working in the
neighborhood; and
Is in harmony with the general purpose and intent of the Zoning Ordinance.
Is in harmony with Section 15.2-2283 of the Code of Virginia;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Fairfax
on this eleventh day of December, 2001, that Application No. SE-300-01-1 be and hereby is
APPROVED WITH THE FOLLOWING CONDITIONS:
Construction of the addition shall be in substantial conformance to the Special Use
Permit/Special Exception Plat prepared by Tri-Tek Engineering and dated
November 7, 2001.

Use of the building addition shall be limited to equipment and storage space only, as
specified in the applicant's written statement of justification dated November 30, 2001,
and shall generate no additional employees.
