RESOLUTION TO APPROVE THE REQUEST OF A-1 AUTO CLINIC
FOR A SPECIAL EXCEPTION TO CHAPTER 26 OF THE CITY CODE
TO ALLOW A REDUCTION OF THE REQUIRED PARKING ON THE
PREMISES KNOWN AS 3160-G&H SPRING STREET, AND MORE
PARTICULARLY DESCRIBED AS TAX MAP PARCEL 48-3-((01))-
26A.
WHEREAS, A-1 Auto Clinic has submitted Application No. SE-242-99-1
requesting a Special Exception to the City Code listed below:
Section
26-39.4(b) - Off-street parking shall be provided in
accordance with the following minimum
standards for automobile repair service: one
space for every 250 square feet of gross floor
area, plus two spaces for each service bay, plus
one space for each employee.
WHEREAS, City Council has determined that the proposed Special Exception is
appropriate because the proposal meets the requisites established by City of Fairfax Code
Section 26-39.7 and Section 26-103 (c) for the following reasons:
1. The proposed parking reduction is not contrary to the
recommendations of the Comprehensive Plan;
2. The proposed use is compatible with the surrounding industrial uses;
3. The proposed parking reduction will not result in increased traffic
congestion.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of
Fairfax on this 25th day of April, 2000, that Application No. SE-242-99-1 be and hereby is
APPROVED with the following conditions:
The uses in Units G&H shall be limited as follows:
2,200 square feet of motor vehicle repair and detail space,
combined
one hydraulic lift-equipped service bay
one "no-lift" service bay
Units G&H, combined, shall provide four interior parking spaces.
Three exterior parking spaces shall be provided for each unit.

All waste fluids and recyclable materials shall be stored in
appropriate containers inside the building.
No additional dumpsters or other storage containers shall be added
to the site.
o
No vehicle parts or other materials shall be stored outside the
building.
o
No vehicles shall be stored in any parking space for more than forty-
eight hours.

No vehicle repair or maintenance activities shall be conducted in any
parking spaces, interior or exterior, or in the fire lane.
The applicant shall institute and maintain, subject to review and
approval by the Zoning Administrator, an appointment system for
this motor vehicle repair business that will limit the number of
vehicles parked on-site.
The applicant shall operate the facility solely as proposed in this
application and as stipulated by these conditions in order to comply
with the requisites of City Code Section 26-103(c). The applicant
shall comply with all of the applicable laws of the City, State and
Federal government and shall not use the property for any use other
than expressly permitted herein.

The applicant shall obtain a certificate of occupancy for Units G&H
and appropriate sign permit within 10 days of this approval.
11. The Special Exception shall be valid for two years.
